Firstly,

you set up the borders, subdivide the area into sectors of AxB m, you pierce them with boulevards, streets and alleys, then you start planting the dwelling units, add some social housing units and some luxury apartments, after that you add a business centre and then you chose a place for the city centre, you surround that with commercial uses, leisure activities and cultural heritage buildings, you add a place of worship hidden among them, at the end you place the administrative buildings, education facilities and health centres, each divided equally among the sectors.

You should see the border's crisp edge starting to fade in some places, inhabitants from the outskirts of the city started to sprawl their properties. Who's to blame? They had the space to do so. After the new spring wave of marriages, families took into their own hand the task of merging and dividing the land plots and properties. The real estate business already went through four collapses but now it's back up after property speculations. Businessman decided that a big mall in the middle of their business center should satisfy their needs. They had the money to do it anyway. The place of worship now became the main spot for senior community meetings on Sunday. It goes without saying that the city center is a real success....among tourists. For the more adventurous ones, a visit in the different neighborhood centers might give a real sense of the personality of the city.
